What are the advantages of carrying out a Feasibility Study in architecture and urbanism projects?

The act of designing, in the field of architecture and urbanism, means taking on a challenge in a territory with the intention of proposing a future, whether in the short, medium or long term. Designing, in this sense, is a temporal and scalar act. With the projects, it is also intended to meet a demand, need or desire of an individual or society.

One of the first approaches to a project is the Feasibility Study, which analyzes the real possibility of continuing with its development, listing the challenges, pointing out the advantages and disadvantages, as well as the risks of taking path A or B.

THE Architectural Feasibility Study and Urbanism can have several approaches, one of the most common methodologies being the realization of three major stages of work, namely: understanding the context, formalization and analysis, proposals and global guidelines.

What is a feasibility study?

O Estudo de Viabilidade para grandes empreendimentos é, portanto, um estudo realizado sobre uma região específica, que busca analisar se o projeto imobiliário or public, such as a neighborhood, condominium or urban park, may or may not be implemented in accordance with the laws, such as Master Plans, private budgets or public headings, natural terrain and available infrastructure, among other issues that support the development of proposals, aiming to identify the impacts that the enterprise will have in the ecosystem that will be inserted.

To collaborate with the success of a project, the Feasibility Study is also a tool that elucidates the possible social, environmental, cultural and economic impacts on its surroundings, playing an important role in the systemic vision of the future that understands development from the inside out and from outside to inside. Have a complete view of the parts that make up the project and how they relate.

The Feasibility Study evaluates the adequacy of the infrastructure, including the transformation of spaces in order to fully accommodate the vocations and activities proposed by the project. To this end, guiding assumptions are outlined that will serve as a referential framework in the project construction process.

Another pillar of the Feasibility Study is the understanding of the financial disbursement in a timeline, both for the execution of the project and its operation, assessing the possible risks in view of the guidelines and proposals listed in the project. Risk is not necessarily a bad thing, as every project has risks involved, which can be a lighter or bolder degree, depending on the political scenario, urban design and innovation.

The type of risk can also be linked to the financial, social, environmental and cultural return. In this regard, the pragmatism of the guidelines and proposals is fundamental for making an adequate decision.

The vision and understanding of the transformation of the project are built with experience, integrated vision and multidisciplinary skills to understand the data coming from the different disciplines involved in the study process, such as infrastructure, legal, economic and operational analysis, in addition to knowledge of the market niche or segment of activity.

In order to consolidate the base scenario of the project, it is still necessary to have the understanding of all those involved, stakeholders, internal and external, listed by relevance and segments, creating a network of relationships that often works in a chain and that can enhance positions , conflicts and also opportunities presented in the analysis stages.

Therefore, carrying out a Feasibility Study seeks, in a structured way, to bring greater solidity and clarity to the development of projects, creating a guiding line of actions and measures aimed at saving time, human, financial, environmental and even political-social resources. , as possible conflict zones come to light, as well as solutions.

Feasibility study by Plantar Ideias

You profissionais da Plantar Ideias possuem grande experiência na elaboração de Viability study, having projects for neighborhoods, parks and urban equipment, in which they were able to outline the best practices in the face of a systemic reading of the problems presented.

In the case of the parks, the Plantar Ideias team advised Construcap in preparing the Ibirapuera Park Study, which ended up making it possible to grant the equipment in a partnership with the public authorities.

In the Study, we had the opportunity to propose a strategic vision to enhance historical, environmental, cultural and economic issues, integrating business opportunities, in order to improve the population's experience with the park.
