Serra do Mar State Park
As part of contributing to the process of structuring and celebrating Public-Private Partnerships, one of the main objectives is to optimize the management of Conservation Units (CU), better absorbing and realizing the potential for exploration and generation of economic and social benefits, in addition to the environmental ones and, with this, making it possible to face the difficulties of managing these assets, and improving the visitor experience through adequate infrastructure associated with a good service offer and environmental conservation. In this sense, the present economic-financial feasibility study of the Serra do Mar State Park (PESM) – Núcleo Itutinga-Pilões (Caminhos do Mar) was carried out in order to enhance the entire infrastructure of a historical nature, in the formation of São Paulo by Caminhos do Mar and Calçada de Lorena, linked to the best experience in the midst of nature. Were studied:
• Architectural guidelines for infrastructure requalification.
• Assumptions of Economic-Financial Modeling, containing:
o Assumptions for estimating Demand;
o Assumptions for estimating Revenues, Operating Costs (OPEX) and Investments (CAPEX) by Cash Generating Unit (CGU);
o Assumptions for estimating OPEX and CAPEX by grouping Private Partner Charges;
